Mona Vale Woolworths Front Entrance Gets Garden Upgrade: A Few Notes On The Site's History 

The entrance on Waratah street to the Mona Vale Woolworths is currently undergoing an upgrade with the installation of a garden of endemic species of plants and art. The work is being undertaken by Wildflower, an indigenous-led-not for profit-social enterprise. 

‘’ Wildflower uses a different approach to landscape services. We use methods and techniques that are sensitive to the land and enhance local ecosystems. Our focus is beauty and biodiversity, with an emphasis on softscapes, indigenous plants and food forests.’’ The group states.

The whole of the present day Woolworths Mona Vale site was part of 1892-97 land sales of around half of the 1870 gazetted Black Swamp reserve with 6 Lots sold to James Macintosh, and one Lot bought by 'Charlotte Houreaux', or Charlotte Boutin, cook and co-host at the Rock Lily during that era, and later proprietor at the Narrabeen Hotel.

Prior to then an 1886 Land map indicates previous names for this 'Recreation Area' and that 86 acres and 83 acres were set aside on February 8th 1870 and it was envisioned people would go camping in a 'black swamp'. The water was black as there is peat under much of present day Mona Vale Golf Course. Creeks from the west, south west and south fed into the reserve to fill undulations in the landscape.

Land sales

Interesting to note that the now Woolworths land area were selling for £11 per Lot in 1897, cheaper than those down around current day Mona Vale Village Park where it would flood. One pound in 1897 equates to around $3 417.77 Australian dollars in 2023, or around $37,595.47 per Lot - a substantial increase but nowhere near what units built on single Lots of land are selling for in Mona Vale presently. All up Mr. Macintosh's 6 Lots would command $225,572.82 at that scale.

Woolworths record sale

AMP Henderson Global Investments has just completed a record sale of the freestanding Woolworths supermarket in Queanbeyan NSW. The property was part of the GIO portfolio and was sold off-market by Burgess Rawson & Associates Pty Ltd to a private investor from Melbourne.

The supermarket sold for $13.35 million on a yield of 8.4%. This is the biggest sale in value terms in Australia, outside Melbourne and Sydney and ranks as the third largest sale ever (Safeway Fitzroy sold last year for $13.55 million and Mona Vale in Sydney for $16 million two years ago).

According to Chris Burgess who acted for AMP Henderson in negotiating the sale... "the reasons for the record price are twofold; the successful turnover growth of the store, particularly in the last 3 years has resulted in high annual rental by way of a flat 2%; the low interest rate environment together with the general economic uncertainty has increased the demand for supermarkets where a large proportion of turnover is non-discretionary - rather than discretionary or non-essential spending and therefore immune from an economic downturn "

The deal was negotiated off market to a private investor, however, there was considerable competition from the institutional market resulting in a price considerably above AMP's book value.

Located at 27 Antill Street, Queanbeyan, NSW the store has competition from a new Aldi and an existing Coles. The site area is 1.346 Ha and the store has a GLA of 4,133 m2 with 208 on-grade car spaces.

The 20-year lease expires on 22 March 2002 and Woolworths have taken up the second last of its two 5-year options. A few years after she bought her Lot the Methodist Church was erected on the site on Charlotte's block - she was buying land down at Manly and Brookvale from the Farrell's Paddock sales around then as well as moving to Narrabeen to take over the hotel, and was selling some of the earlier holdings in our area she'd bought to fund her vision for there.

Later on the church was used as an overflow classroom during earlier eras of Mona Vale Public school, and just prior to extensive new buildings being constructed on the school's site. 

The property report was presented by Rev. J. C. Hill. A gratifying feature of the report was the mention of a decrease of debt upon properties amounting to £2680. The following applications were received:-Erection of churches at Mona Vale (Manly), Bexley; parsonage at York-street; purchase of new site at Botany METHODIST SYNODS. This church was beside the still standing there Holly Oak (Quercus ilex) at the other end of the block on the corner of Akuna lane. It was planted in 1920 and became the first place Mona Vale ANZAC Day ceremonies were conducted by students and the community:

The Victory Tree.
To stand as a living expression of gratitude to God for victory in the great war, and to continually remind the youth of Methodism of the ideals for which our soldiers so nobly fought,' the Young People 's Department recently offered to present and forward to every Sunday School in the State a 'Victory Tree,' for planting in school or church grounds. The Department stipulated that applications should be made upon a prescribed form, which stated the conditions of gift, and a copy of which was forwarded to every Sunday v School. Below is a list of the schools ' that have made application for a tree, and to many of these the trees have already been forwarded. Superintendents and teachers are requested to scan the list, and if the name of their school does not appear thereon, to take steps to have an application lodged at the Y.P. Department's Office at an early date. During the 1960's, just prior to when the Woolworths was first built, the site was a paddock for horses.

An episode of Skippy the Bush Kangaroo, the 'Best Man' episode that ran on May 12th 1969 features the old Methodist Church which used to be on the corner of Akuna Lane and Pittwater Rd, Mona Vale and has long since disappeared.
